A huge $185 million lifestyle and dining development is set to transform Mermaid Beach, solidifying the suburb’s spot as one of the Gold Coast’s most up-and-coming culinary and cultural destinations.
Located at 2375 Gold Coast Highway, the current Mermaid Beach Village site is set to be redeveloped into ‘The Alfred’—a seven-storey, mixed-use development with an 80-apartment residential tower and a spacious retail and dining hub across the 4095m² site.
Behind the project is Gold Coast development firm DANKAV, the team responsible for the game-changing The Oxley 1823 in Mermaid Beach, which opened in December 2023. DANKAV's latest venture has been carefully created to complement the Gold Coast’s coastal climate and lifestyle with plenty of vegetation, landscaped laneways, plazas, garden canopies and open-air spaces.

Gold Coast design heavyweights BDA Architecture and J.AR Office lead the design front, so of course, it’s stunning. Clean, modernist whitewash will be concentrated by natural concrete finishes and pops of greenery, and the overall focus on natural ventilation, walkability and seamless indoor-outdoor living is clear throughout. The Alfred will also be located metres from the new Mermaid Beach South light rail station, so transport connectivity is key.
As with The Oxley, the dining offering is set to be a major drawcard. With 15 food and beverage tenancies planned, the precinct will balance local favourites, drawing on the existing tenant pool at The Oxley, alongside fresh new names.

While details are still under wraps, Urban List can exclusively reveal that one of the confirmed tenants is the team behind beloved Mermaid Beach institution, Lars Bar & Grill, who will bring a brand-new dining concept to the space.
With 180 total carparks, accessibility has been considered—something Mermaid Beach locals will be thankful for.
And excitedly, there is a Stage 2 development planned with big things ahead for the site...
