Bondi Junction Could Get 3,000 New Homes Under A Bold New Plan
Bondi Junction could be in line for its biggest transformation in more than two decades.
Waverley Council has unveiled a draft Master Plan that would reshape the Eastern Suburbs hub with thousands of new homes, expanded green space, a revitalised Oxford Street Mall and a major new civic precinct.
The blueprint has been developed over the past year following consultation with residents, businesses and stakeholders, and is now open for public feedback before heading to Council for endorsement in July.

What Is The New Bondi Junction Master Plan?
The proposed Master Plan sets out a long-term vision for Bondi Junction's future, aiming to strengthen its role as Sydney's eastern civic, commercial and cultural centre.
The proposal includes 3,000 new homes, 9,000 square metres of additional public space and 10,000 square metres of new community infrastructure, alongside upgrades to transport connections, public spaces and entertainment offerings.
According to Waverley Council, the plan is built around four key priorities: creating a stronger destination precinct, improving the transport interchange, delivering more open space and increasing housing choice.
How Could Oxford Street Mall Change Under The Plan?

One of the biggest proposed changes is the transformation of Oxford Street Mall into a more active day-to-night destination.
Plans include a new public square and plaza, upgraded retail and dining frontages, more tree canopy and landscaping, and improved connections to Bondi Junction Station.
The vision is to create a precinct that supports shopping, dining, cultural events and nightlife throughout the day and evening, helping encourage visitors to spend more time in the area.

Housing growth would be concentrated across five key precincts, including Oxford Street Mall, the Civic Precinct, Bronte Road Village and the Bondi Road East Gateway.
The plan proposes a mix of housing types and building scales, with taller development focused within the commercial core and lower-scale housing transitioning towards surrounding residential neighbourhoods.
Ten per cent of all new dwellings would be allocated as affordable housing.

The proposal also includes a new Civic Precinct designed to deliver additional cultural, recreational and community infrastructure.
Potential additions include a new library, performance theatre, creative studios, workshop spaces and flexible community facilities. Clemenston Park would also be expanded, while pedestrian connections throughout the precinct would be improved.
Together, the projects aim to create a more connected and community-focused town centre while supporting Bondi Junction's growing population.
The draft Master Plan is currently on public exhibition, with community feedback open before the proposal returns to Council later this year.
