Brisbane’s The Barracks Is Getting A Major Revitalisation, With New Dining And Nightlife On The Way

Brisbane's The Barracks is in for a shake-up, with new owner Aware Real Estate unveiling plans to turn the heritage inner-city precinct into a genuine destination for dining, nights out and everyday essentials.

The revitalisation will roll out in phases over several years, addressing access and amenity across the precinct's office, retail and dining footprint, alongside a leasing campaign targeting new food and beverage, wellness and everyday convenience tenants. Coles and Palace Cinemas will stay put, along with the existing tenant mix, with the precinct currently 97% occupied.

What's Changing At The Barracks

Upgrades will focus on improving access and enjoyment for visitors, with plans including:

  • Improved wayfinding and arrivals
  • A revised lighting plan
  • Reworked outdoor dining
  • Smarter, more intuitive parking
  • New casual dining restaurants and an expanded night-time offering
  • Event programming and live music
  • Upgraded laneways with added shade, seating and greenery
  • A consistent heritage design language across signage, lighting and outdoor furniture

The changes are designed to broaden The Barracks' appeal beyond its local and game-day crowd, encouraging people to stay longer and return more often.

About The Barracks

Aware Real Estate purchased The Barracks in October 2025. The 19,433sqm centre at 61 Petrie Terrace spans five buildings across a 1.09-hectare site on the doorstep of Brisbane's CBD, integrating three heritage-listed buildings with a modern A-grade office tower.

Key tenants include Southern Cross Austereo and Hatch, with the retail precinct anchored by Coles, Palace Cinemas and Chemist Warehouse. The site holds 10,393sqm of office space and 9,040sqm of retail space, and is managed by JLL, supported by Navigator Property Group.

When Will The Changes Happen

Enhancements are set to begin later this year, with minimal disruption expected as works are rolled out across the precinct.
