Northshore Hamilton Is Set To Transform Into Brisbane’s Largest Riverfront Precinct

The perfect spot along the river is in high demand on any day in the Sunshine State. Even more so if you’re a developer, which is why Northshore Hamilton’s major overhaul is the talk of the town.

It’s Queensland’s largest waterfront urban renewal project, spanning a 304-hectare precinct, which includes 10 hectares of parkland. If you’re more of a visual thinker, the mixed-use precinct is three times the size of Brisbane’s CBD.

Leading the renewal are five local builders (GRAYA, Lancini, Joe Adsett Developments, Greyburn, and Red & Co) who will bring 6.1 hectares within the precinct to life with nearly 2,200 new homes and 13 towers, including one with a rooftop pool and wellness amenities. There will also be a 50-bed hotel, retail and dining, and a 15,000 square metre shopping hub with a full-line supermarket.

Key to accessing the revitalised Northshore are enhanced CityCat services and the proposed Gold CityGlider: a high frequency bus route connecting Hamilton and Woolloongabba.

While Northshore was originally meant to serve as the athlete’s village for the 2032 Olympics, this project won’t necessarily be finished before the Games. Construction is set to begin in 2028, with the first residents expected to move in from 2031.

For now, there are still plenty of reasons to visit the waterfront destination, including Bluey’s World and Eat Street.
