Cottesloe House Is Perth’s Newest Beachside Stay, And It Comes With Its Own Boat

Cottesloe has a new place to stay that will instantly make you want to move in. Cottesloe House is a boutique hotel with just 18 Residence Suites, set on John Street a short stroll from the beach and the pubs. Bookings are now open, and you’ll be able to check in from 10 November 2026.

The “residence” label isn’t just marketing. Each sumptuous suite has a full kitchen with a dishwasher, a washer/dryer, a coffee and tea station and a complimentary non-alcoholic minibar. Brooke Holm’s photography hangs in every suite, bringing the WA coast inside. A Marshall speaker, Dyson hairdryer and plush Beltrami linen round things out. Some suites have a sundeck and balcony, while the two-bedroom suite spreads over two levels with a fireplace. There’s even a family suite with a private courtyard and a bunk room with long single bunks, built for sandy-footed kids.

It’s the little details that make it feel like a home, not a hotel. Breakfast arrives on a tray at your door every morning. At golden hour, a cocktail trolley does the rounds. The amenities don’t stop at the suite, either. Out the front you’ll find bikes and beach kit to borrow, and out the back there’s a heated pool surrounded by a cactus garden, plus a sauna. The lobby bar runs 7am to 10pm for coffee, bar bites and poolside drinks, and it’s guests only, though you can bring a friend.

Then there’s the part we’re most excited about. Guests can book the House Boat, a 66-foot Belize called Quintessential, for a Saturday day trip to Rottnest (November to March) or a sunset cruise on the Swan River (November to June). Two Mini Coopers can be booked for a coast-road drive or an afternoon in Freo. Cottesloe House provides exclusivity and indulgence with each stay. 

Step outside and you’re close to Cottesloe Beach, Napoleon Street’s boutiques and The Well for an ice shower and infrared sauna session. Pubs and restaurants are close too, so you can leave the car at home.
